The sales process took longer than I’d hoped but the team at H&L in Penrith were very easy to deal with and kept pressure on the chain to get a move on! Jill was happy to take on the sale of the apartment and Emily was very efficient arranging the viewings. I would definitely recommend Hackney & Leigh.

From start to finish Jill and her team at Hackney and Leigh were first class. From initial meeting which was comfortable and confidence inspiring through to photographs and listing information all the way through the viewings and offers have been seamless and first rate. Communication has been first class being kept up to date at every stage. Thank you for finding my buyer and guiding me the whole way. 5 stars. Would recommend.

Our experience of H&L is overwhelmingly positive. Sarah took over the sale of our house after we moved agents, and also helped us secure the house we moved to. It was a long, complicated process on our part, and honestly Sarah could not do enough to help us! She was amazing! Even when solicitors dropped the ball she was right on it and making sure the sale/purchase was still on track. Friendly, knowledgeable and determined, and we're so glad we went with H&L. I wouldn't hesitate one bit to recommend their services, and in particular Sarah at the Penrith branch!

Penrith branch - We've just sold, subject to contract, through Hackney & Leigh. We interviewed 4 agents and Jill stood head and shoulders above the others in terms of professionalism, knowledge and positivity about our house, the market and how H&L could help us.
Everyone we have dealt with so far (Jill, Emily & Sara) have been professional and knowledgeable. Things get done and quickly.
They used a professional photographer including drone footage and both the Rightmove advert and brochure really showed off our house in the best light. Leading to a good level of interest.
We are in a rural location but only took 4 weeks to receive an offer we are very happy with.
I recommend H&L as a great estate agent who will work hard to get your property sold quickly.

Incredibly frustrating based upon delays in communicating between buyers and sellers. A sense of gaslighting takes place when mistakes are made, and apologies appear not to exist!

Travelled from Somerset to view a property. Expected to meet a knowledgeable estate agent. Instead met by a guy who said who couldn't answer any questions as he was just a man with keys. Property described as well presented which it certainly wasn't. Rubbish in the property. Overgrown garde with falling down sheds. Peeling paint, evidence of damp. No way could your immediately live in this property. Very disappointing.

Unprofessional agents, late to viewings. Office management stating incorrect legal terms. Rude. I will be making offers to sellers exclusively through other agents.

Excellent service during our house selling journey.friendly informative staff who were prompt in reply to queries and kept us updated throughout the process and did all the many viewings at our property.

I was having trouble selling my house at Scattergate Green, Appleby and decided to change my estate agent in a bid to get things moving.

Hackney and Leigh have been very easy to work with so far; they gave an honest and fair assessment of the houses value, were very quick to advertise the house on social media, put up sign posts etc (which the previous agent had not done) and were getting viewers in within a week of putting the place up for sale. Fingers crossed but within a month we have a buyer and a fair price after waiting for months beforehand just to get people through the door!

I appreciate Hackney and Leigh's advice and expertise hopefully getting the house sold, especially Gill, Emily and Sarah for their help.

I’ve had consistently poor experiences with this agency over the past couple of months. Each time I enquire about a property, I’m asked for my availability, only to be told shortly afterwards that viewings are suddenly “fully capped.” This has happened repeatedly, even with properties that have been sitting on the market for weeks. At this point, I genuinely don’t understand why they ask for availability at all instead of simply offering the slots they’re actually willing to honour.

On the one occasion I did manage to get a viewing, the property had a very strong cigarette smell, which the agent tried to pass off as “new carpet smell.” Despite the place clearly not being right for us, we were pressured to apply immediately “or it would be taken.” That same property is still listed months later and has already been reduced twice.

Overall, the pattern feels misleading and unnecessarily difficult. Renting is stressful enough without this kind of inconsistency.

Great estate agent, brilliant staff, friendly and very helpful. Go above and beyond in my opinion, keeping your solicitors on their toes. Wonderful service would have no problem in recommending to anyone selling in the area or anyone wanting to purchase.

Recently sold a property through the Windermere branch and the service provided throughout was excellent. From the initial valuation meeting, there was a real sense of investment from the team. Processes were clearly explained, support provided, deadlines met and there was always a warm welcome when visiting the branch in person. I cannot fault the professionalism of those involved, would thank the team for a very smooth process and would thoroughly recommend them to any prospective house sellers.

Each time I have contacted the team I get a response almost immediately which is really good.

Poor service from start to finish, moving into the rental there was a leak in the basement which had flooded, I had no access to any windows to open them! Inspections were very patronising... Even though property wasn't in the correct condition upon completion of contract, maintenance wasn't kept on top off... Poor service and definitely wouldn't recommend.

Excellent friendly service, communication very good. Found a buyer immediately after advertising. Very helpful with all the paper work and ID verification.

Kiera at the Arnside office could not have done more to help us. We were purchasers and she was doing her best for her clients but she also did her best for us. Queries were answered quickly and fully, she kept us informed and she always went the extra mile. What could have been a stressful situation was made much better due to her reassurance and support.
