I have sold my house with the help of Hackney & Leigh Ambleside. They were unfailingly professional and helpful throughout the process. They were always ready to deal with queries and support both buyers and sellers. I have used them in the past and was very pleased to be able to use them again.

Bad experience with a purchase from Hackney & Leigh. A few issues, we bought a property and weren't made aware of a huge care home that had planning permission approved for the fields at the back of the property, dating back years. The estate agent who showed us around the property sold the amazing Morecambe Bay views from the back of the garden to us. We didn't find out until the sellers had to declare it legally. When I challenged the estate agents about why they hadn't had the decency to tell us about this before, they denied all knowledge of the plans. Being 'local experts', I find this very hard to believe. When we booked a second viewing near completion, a different staff member showed us around and knew all about the care home plans. We didn't get an apology at all, just denial.

Second issue, in their listings they stated 'a fitted electric fire' and the estate agent told us at the viewing that the £400 fire was part of the sale. It wasn't so they misled us and falsely advertised.

Finally, after the second viewing near completion, the front and back were in an awful state with huge overgrown weeds and grass, it hadn't be touched since the viewing 4 months earlier and certainly wasn't how we viewed it or what it looks like in the listing. I phoned Hackney to ask if they could contact the sellers and ask them to leave it in a decent state. The lady on the phone didn't take me seriously and was quite rude, saying: 'Do you have kids? They have two so are really busy.' She said she would speak to them and call me back, I didn't hear back from her. We moved in and they had just cut the grass. I've had to hire a skip at £130 and spent a week clearing the garden.

I definitely won't be using them again in the future!

Very efficient and friendly service throughout the sales process, beginning with the initial valuation to conclusion of the sale. Kept me well informed of progress and easily contactable despite the restrictions due to the pandemic.

Really pleasant and efficient. So helpful.
H&L swiftly produced an attractive brochure, and Rightmove on-line showing.
Within the first week they had multiple viewings, and within another week had gone to full and final offers. H&L advised us throughout and kept us well informed as the offers came in.
We accepted on offer and have moved ahead to complete and exchange within 6 weeks.
David Capps could not have been more helpful and informative.

My wife and I have been buying a property through the Carnforth and Arnside branches of Hackney and Leigh. Having been involved with a number of private house sales and purchasers over the years, our experience of Estate Agents has not always been positive. This company has been different. Although not actually their clients, their service and support to us has been first class - courteous, timely, and efficient throughout. Their communication at all times has been first class. Should we decide to sell at some time in the future, they would be at the top of our list to act on our behalf. For the record, we have never had any contact with this company in the past, nor do we know any of the employees other than as a result of our current purchase.

I have just had a reply from the delectable and lovely company Hakney & Leigh.
He reckons that I do nothing but bad mouth people.

You are wrong my friend because every single review I have made has been entirely justifies as is the review I made against your inept Estate Agents in Keswick.

What you have not taken on board is that you have looked at a property that was almost derelict as a comparison and the builder that has purchased it has to spend at least £ 80,000 on this property which would then stand it at £260K as a 3 bedroomed property. The sell price would be then if he wanted to sell £295K. Mine is a 4 bedroomed fully refurbished property going for offer over £300K

So please don't be condescending to me, you are nothing more than amateurs for the comments you have made today as you can not even add up the or read the runes.

I wish I could bad mouth you even more because frankly you are awful people and definitely by stating that you are miracle workers closes the case on what people must think of you.

I myself am in business for some 40 years and I take any criticism and observations and feedbacks on board. I do not dismiss them in the condescending way you decided to make your reply.
