Scammers
This is an unscrupulous company. They take advantage of the perceived lack of the regulation and are scamming and extorting residents. They do nothing to justify their ever inflated fees. They don't respond to emails or queries but just take money. Criminal enterprise that will soon be exposed. How do the bosses sleep at night?
ZERO STARS
ZERO STARS. This management company are useless. They rip everyone off with extortionate fees and “in house” work so they can increase the charges and then do a shoddy unprofessional job. They never help when you phone or contacted by email and don’t even have the courtesy to respond to any queries. Not a professional way to run a property management company.
Appalling Management Company
Appalling Management Company. Never respond to emails and never return calls. I have made a formal complaint about them and they are just ignoring that as well. Only option is to go to ombudsman.

The worst "management" company I've ever experienced - 18 days and counting since we made our property manager aware of multiple attempts of break in's and lack of stringent security of our building. This was followed up with 2 further responses, cc'ing other members of staff and a generic team email - yet still no response. I'd avise anyone who lives within a building "managed" by this incompetent firm to think twice before reporting any security issues directly and go straight to the Police.

They are useless
You'll need lawyers if you deal with Hazelvine
I'm having to employ lawyers to get Hazelvine do their job. They don't bother answering the phone or emails. A leaking roof and mould have been a problem for more than a year and a half. The staff change, they just want to collect money and do nothing for it.
One of the worst companies I have dealt with
Absolutely shocking communications. They are very prompt and responsive when it comes to sending their invoices. However they fail to respond every time we have a query about anything else.
We've also noted they include leasehold properties maintenance such as communal areas etc in the invoices for the freehold properties. Again queried with them to no response.
I recently sent them a complaint about their poor communication, as expected they ignored. No choice but to follow up with their regulator.
Poor customer management
Received a 'reminder' letter out of the blue demanding payment within 7 days or further action. We (and other residents) had received no initial letter. Also the letter had not details just the demand for immediate payment. Appalling customer relationship management

0 stars! As others have said, if you see anything to do with Hazelvine or Qdime related to a property you’re thinking of purchasing, I urge you to look elsewhere! Once you’ve purchased the property you’re contractually obliged to pay whatever they invoice for, with no ability to audit the work. And in fact they mostly don’t do anything, with dozens of issues on our development that haven’t been responded to, let alone addressed, in years. They almost never respond and if they do they’ll lie about who’s responsibility it is, the work that was done etc…
IMO an appalling property ‘management’ company – avoid like the plague
If you are thinking of buying a leasehold property, check who the freeholder and managing agent are. If it is QDime and Hazelvine, my advice is to run a mile.
Oh, and beware of new developments where, once completed, the developers will often sell off the freehold to QDime who will immediately appoint their subsidiary Hazelvine as managing agents.
A fellow leaseholder recently described Hazelvine as the worst organisation he’d ever had the misfortune to deal with and, given my experiences, it is hard to disagree with his assessment.
Whatever SLAs they do have are ridiculously slack and, even then, they frequently fail to meet them. You can literally wait weeks for a response to even the simplest email enquiry. If and when after chasing you do finally get a response it is usually unhelpful, littered with excuses and, on occasions, even bordering on insulting.
The quality of their chosen contractors is often appalling, leading to bodged work and increased costs to leaseholders. On one occasion we were even told that our Property Manager had no influence over the poor-quality grounds’ maintenance, despite the fact that the appointed Grounds Maintenance contractors were one of Hazelvine’s own companies!
Committed deadlines for work to be undertaken are rarely if ever met. Contracts seem to be awarded and work undertaken without any form of on-site checks by the Property Manager.
Despite their incredibly high service charges our Property Manager only visits our development (80 flats) once every three months. A recent development report undertaken during one of those rare visits stated that the building exteriors were ‘Satisfactory’, despite sections of cladding having fallen off two of the buildings and not having been replaced (issues that had been reported by residents months earlier).
Finally, Hazelvine have perfected the art of ‘can’t do that without the Freeholders permission’ and ‘the Freeholder won’t agree to that’ e.g. fibre broadband being installed by anyone other than OpenReach who still haven’t completed the required work years after it was requested. ‘The Freeholder’ is made out to be some anonymous entity over which Hazelvine have absolutely no influence, whereas in reality it is QDime, Hazelvine’s own parent company.
It somewhat rankles me that, in order to leave a review, I have to award Hazelvine a minimum of one star. In my opinion and near decade of experience, they don’t deserve even that. Also in my opinion, the only thing that some of their Property ‘Managers’ are good at managing is somehow managing to stay in their jobs.
Sadly, unless and until the law is changed, dreadful operators like Hazelvine will continue to get away with charging leaseholders an absolute fortune for this type of appalling service.

Impossible to give 0 stars. Hazelvine is delaying a property sale for apparently no justifiable reason. We have been waiting 4 months to exchange with hazelvine being the sole reason. Uncontactable and unresponsive and unwilling to assist.
Absolutely awful company
Absolutely awful company, don't reply to emails, don't check on the work they commission on our behalf leading to us paying for services we don't get. Hold large amounts of our money in 'reserves' that no longer apply as the council has adopted roads etc. They also appear to have great problems keeping staff, so each time someone new starts and you explain things to them again and start to build a decent working relationship they're off and you start the cycle all over again. Wouldn't recommend them for anything, I can't describe the levels of frustration we've all gone through here trying to get them to do the basics.

Unresponsive. Shocking communications. And if you need their assistance, forget it. I’ve dealt with a few managing agents as a flat / apartment owner and freeholder and Hazelvine is the worst by a country mile. They can’t even get the basics right.

I phoned Hazelvine accounts numerous times on the 15th & 16th of June to discuss my service charge payment, nobody answered the phone. I emailed qdime help as was suggested to another reviewer, guess what?, I didn't receive a reply.
Absolutely useless cowboys
Absolutely useless cowboys! We have lived here for about 8 months now and have had nothing but hell dealing with them, service charges are extortionate and demands for payment giving owners only a few weeks notice to pay around £700! Our communal areas are run down and grubby and despite every owner paying into reserves each year, they apparently do not have any money to repaint! I have no idea how they are still allowed to operate and should be investigated immediately. It is genuinely unclear what we are paying for. We are fighting to get rid of these crooks and pray we can soon!

Scam company who are stealing money from residents. They offer a non existent service. Their auditors are also complicit with their fraud.
Shambles and Illegal
Took over a site from Hazelvine in Jan 23 and still waiting for them to send over the sites money. Ive called and e m ailed many, many times. Just put me on hold and palm me off in e mails. You are holding money illegally. Next stop court.
Do your research into the managing agent.
If you are buying a property, try and avoid properties where Hazelvine is the management agent:
1. They put up the service charge for my flat by 50% compared to the previous year. I requested the charge for 2023 in December 2022 but I only got this is in March 2023. Thankfully I had the money to pay but not everyone is likely to be in this situation. They are supposed to give notice of any increase as per their website but this did not happen. I disagree with the amount but paid as I am obliged to by my lease terms.
2. The property managers are almost certain to ignore your emails or acknowledge these. They leave no out of office message so difficult to follow up on emails as you are not given alternative contact. Every time I call them they say you will get called back, which usually does not happen. They do not like do things by email, most likely to hide their poor customer service record being evidenced.
