Beware of signing new home contracts
It has been nearly 4 years and Hazelvine totally failed to provide solution to the raised issues for the entire estate. They are Very slow in responding to queries, do not bother for customer service At all.
Recent example where I have highlighted the issues raised for a long time and they have repeatedly promised to have the issues sorted but still no action plan.
We’ve got Hazelvine as an unwanted gift from Cala Homes and THEY ARE WORST THAN CALA HOMES. It’s a biggest scam I’ve ever come across, we pay to Hazelvine(chosen service provider by Cala Homes) for management of the estate. Cala doesn’t solve issues and Hazelvine keep blaming Cala Homes every time we raise issues and the cycle is ongoing for more than 3 years now. Residents are being charged for the service they never received. Only solution is to get rid of The Management Company and get one appointed through residents committee.

This was experience is not of a good one: prices being increased without clarification, we don’t know what we be being charged for. Their costs are going up very quickly which is unfair and unreasonable.

It's getting worse day by day.... Poor Cleanliness, no garbage cleaning, full bins, dirty roads, dead tree and garden and unclean pit holes and drains. Smelling and can be harmful to kids if the situation is not controlled....RG6 1FF , Reading

Couldn’t be worse
We’ve been locked into a contact with Hazelvine because buying a new house. They charge a fortune for management fee, bad maintenance(dead grass, trees a, rubbish around the bins......)
they change to paperless bill lately, which I’ve not received their invoice, suddenly got an email with the additional admin fee on top of my service charge. Ask them my original invoice, but someone sent me a copy of another property’s invoice ( which I believe they have committed a data breach). Called them, spoken a guy named Benny Miah, their credit control manager who is very rude over the phone, I’ve asked their prove of the invoice they sent, according to him “ no, we don’t keep an records of that, and you should know to pay your management fee regardless receiving invoice or not, if you don’t, their admin fee is going up and up...
So, run away from this company, if you buying a new property, think twice if Hazelvine is managing it, as you can not change them, as their contract is with the Land owner ( Cala home in my case)
Builders, better not chose this company to ruin you reputation, I believe lots of the residents in our development has problem with them.

Never dealt with less competent people
Never dealt with less competent people. I will be taking a legal actions against them as they can’t even tell me where they have spent my money! What a joke.

Terrible terrible company
Terrible terrible company. We bought a Taylor Wimpey home from them. They sent invoices re ground rent to a different property than ours, months later they tried to claim late payment charges. We have fully paid all outstanding invoices. The company refuse to let us have access to their online portal so we can be proactive and take steps to pay our invoices on time. They recently sent an email saying they do not intend to send paper invoices in hte future. With no access to the online portal, no response from the company or their lawyers, they are making it very difficult to pay the invoices ontime. Is this a scam to rum up late payment charges? Terribly company. I plan to get in touch with all freeholders to see if there is a possibility to replace them. Avoid Hazelvine at all costs if you can - oftentimes we cannot! Thank you Taylor Wimpey.
Despicable and greedy!
This the reply when challenged about an additional and rising costs from the senior property administrator (admin team leader)/ property manager for Newbold Hall- not sure how many titles this person has...
''I am also curious to understand how you were forced to sign the agreement for your property. As you will be able to you cannot obtain the property unless you sign and agree to any stipulations of the transfer, however, if you objected surely you could have decided to move elsewhere’’.
The man whom I bought the house from said he had not received any communication regarding costs of maintenance and was not sure himself how much this would be when he asked Hazelvine. Anybody buying will know that the solicitor will tell them the purchase will be held up until you forced to agree to these charges, yet Hazelvine disagree.
Truly despicable and greedy, they demand money and yet have little to show. Their own charges are outrageous. Not worth 1 star.

6 Months of chasing!
6 Months! For 6 months I have chased them after they entered my flat ripped a cabinet off the wall ripped a whole in the wall exposing a waste pipe in my kitchen. It has remained this way for the last 6 months. With a broken cabinet an exposed pipe and mould on the wall I have received nothing but excuses. I have not received a call back at any point and no progress has been made. The standard in which they left my apartment is deplorable and does not meet any standard of living but no matter what I do I get nowhere and they do not care. Disgusting behaviour, completely unacceptable.

Hazelvine do as little as possible
Hazelvine do as little as possible. It is extremely stressful to keep trying to get them to fulfil their obligations. One example (there are more) - We have been trying to get them to undertake a repair and painting job for over 2 years. There has been a change of property manager 3 times during this period and each one starts the process again - asking for photographs, and apparently ‘sourcing contractors’ but nothing gets done.
From what I gathered from one of the gardeners who left, Hazelvine’s regard for contractors may be no better than their attitude to residents,
Hazelvine management - small 'm' deliberate
Hazelvine 'manage' the estate where I own my flat. Now into my fourth year (with increasing charges) but have never seen a paintbrush raised. Only maintenance seems to be reactive (and then only when not to do so might lead to serious issue). Gardeners need to be more interested in their job and do a bit more than basic. Internal stairways and doorways neglected and external walls sorely in need of attention and repainting. Seriously thinking of selling up - would prefer not to but difficult to seek improvement as only a minority of our block's flats are owner-occupied ! As others have said elsewhere, development company, management company and legal company all one and the same- so nowhere really to take complaints. Need perhaps to seek changes to property laws in relation to leasehold flats.

Worse management company I have come across. They work like headless chickens, no idea how to fix issues.
Would advice to stay not to hire them.
The stress continues
Dealt with them for years. Awful service, you don’t mind paying a fee if you see the agreement fulfilled sadly this wasn’t the case. Now moved into another home not managed by them, 😀.
First question we asked the new house builder was who is the management company, if it was Hazelvine we’d not have progressed.
Been in new property 5 weeks and had some post forwarded to me from old house. Absolutely fuming to see we have been invoiced for half yearly fees in advance (1st Oct 2019 to 31st March 2020) for a house we no longer legally own sold 27th Sept. We sold at the end of the previous period so account settled. We paid for a sellers pack as per T&C’s when we sold which was dealt with by Solicitors. Hazelvine knew when we moved as my husband spoke to them and did everything right.
Open a second letter of forwarded mail only to see we’ve also been charged £39 for not paying the half yearly fees for the house we no longer own. Just imagine if this post hadn’t been forwarded to us, we’d have been none the wiser and I’m sure they’d have issued legal threats.
They will receive a call from us on Monday and if not resolved I am sure our solicitors will have something to say! Years of stress and still can’t escape them.
Report them to any social media you can !
What a shame this company to still operate and stealing people's money.
Worse service ever, the worst reviews on every review site, thousands of complaints, and no one does anything to stop these people from taking our money and go for fancy holidays.
Their security measures put in flats are unacceptable as charging for fobs £16 each, and the same time majority of people using code to enter the building.
Of course to mention that the codes available known from so many people including visitors.
Building maintenance better not to go there, as the building has so many issues which im surprise H&S officers not auditing buildings and close this company down.
To all complaining: Hazelvine is a company that employs solicitors to work in their offices in daily basis..... figure out why with all those health and safety issues everywhere.
Hazelvine has answers to our complaints here in the form _ copy-paste .....disgusting attitude.
Occasionally reply to emails try to solve issues, but if you check 2 or 3 years later, issues are still there.
What they do? Lie to you to gain time as majority of us don't want to pay for solicitors to take them to court.
If you all agree, PM me to collect a few people together and start a case with solicitors and expose them!
My complaints for maintenance over 3 years now and still not solved even if i pay a large bill annual.

Hazelvine managing company is dreadful at sorting issues out, the service charge is over £2000 a year. Very slow and uncertain at responding.
Avoid and never look back!!!

Since 2016 they try to fix a gutter and is 2019.
Our building falling apart and they keep sending emails that they try to do their best!!
Not sure if i can laugh any more with their replies, as their replies to so many people's comments on here!
Believe nothing from what they say, as nothing is what you will get back.
They are so ignorant to all of these reviews achieving not even a star here or on Google reviews, that do absolutely nothing to improve.
Maybe time for this company to close down, or change all the people working there starting with the MD.
So shame and really sad to take people's money and do nothing, because you know that we need to go legal which costs money, so you hoping that we never do - happy days and secure your salaries guys paid from my pocket!!
Laws have so many holes that people like you can get away with crimes !!!

Just tried to deal with hazelvine ref a letter I sent them with my CQ for service charges ( which are a rip off ) beware if you buy from shanly homes you might end up with this company in charge of the service contract, well it seems they received and banked my CQ but apparently lost the letter ref my change of address and when I tried to speak to them they couldn’t give a damn basically get lost we said no we can’t find it so you didn’t send it now speak with solicitor goodbye, I can only hope no one else has the need to speak to these people because they are a waste of time in my opinion just money grabbing!!!!!!!!! Sorry can’t print what I want to call them I had to give one star because I couldn’t give zero

I would give no stars if I could!!
A truly awful company. Takes all your money for next to nothing service. Also, makes up charges or extortionate fees. If they do work, they will hire their company to sort it out. Therefore, all the money goes back into company rather than fair/open competition.
DO NOT HIRE unless you want people to be miserable and have stress.

A dishonest company at so many levels who will over charge you by ridiculous amounts. Will also act in collusion with you house buyer to fail to terminate the agreement even when presented with their own terms and conditions.
We are still waiting for charges on our accounts to be removed, from 2 years ago (oh, and their own directors will sign off your accounts even when they are full of bogus charges)
Despite terminating them they continue to keep sending everyone on the estate bills ( yet doing nothing in terms of management since they are not our agent anymore).
Basically , if you are considering buying a house and Hazelvine are the management company ... just dont buy it. You will regret it for many many years.
For sure this will end up with us taking them to court. We have a mountain of evidence against them and the house builder which would shock you.
