The worst letting agents about

Avoid this company at all costs. Amey Taylor- Radmore is supposedly their lettings manager. She is a liar, a bully and I wouldn't trust her to help someone cross the road. They have stolen my personal belongings and will not allow me access to get to them. they stole and destroyed a legal document of mine. Amey has continually lied and is clearly teaching the other members of her staff to do the same.

IF YOU WANT TO RENT OR HAVE A PROPERTY TO LET OUT DO NOT USE THIS COMPANY AT ALL.

Let's put it down to it being a bad day........

Called today and spoke to Emma regarding the property we bought through them last year.......lots and lots of issues (new build). I felt the phone call was going well, I asked my partner for his mobile number to pass to Emma but she told me she 'didn't like my tone' (tones a funny thing, unless you know someone well you cannot asses if a tone is off or normal for that person,
I do know unless someone is being rude, its extremely unprofessional to comment on it ) I said 'fine, I'm coming to the office now, see you in a minute', Emma then called the police. So unfortunately my experience with this company is you can't talk over the phone and you can't see them in person and they also sell poorly built homes. I've asked for the recordings of our phone calls too. I don't recommend this company at all for various reasons.........although we have now had a good giggle at Emma's expense! Sorry Emma 😂😂

Here is my letter to RA Bennett:

Dear Sirs,

Re: Termination of Contract 3 The Fairways, Leamington Spa, CV32 6PU.

I consider myself very patient and have tried at every juncture to understand that the house was newly renovated and that a few teething problems might exist; but it has gotten to such an extent that even I could possibly put up with the problems.

1. For three to four days, no hot water anywhere. (I went to stay at a hotel in Leamington Spa, and have the receipts as proof). I checked that the boiler and thermostat were working correctly, I checked that both had a supply of gas and power, but nothing. I eventually researched online, found a tutorial video, and started to shut down everything, switch off gas and electric, the reset the boiler. After two attempts I heard a loud bang and the pressure jumped to 4 bar. I switched it off, as I was concerned. I sent you (as agent) pictures of the system and the pressure gauge. After a few more attempts fiddling with valves, I managed to get it working a few days later.

2. The double electric sockets in the hall do not work. I sent a photo of the offending sockets to you as agent.

3. Once I had hot water, I stepped on the shower tray to have a shower, all of the grouting on the ceramic tiles fell into the shower tray. The tray was not attached and waterproofed by silicone but by grout. This obviously meant that water would run onto the floorboards and floor below. I sent you photos of the grouting in the shower tray. Your plumber who came to fix the problem made the marks in the bathroom, after treading through with dirt boots too.

4. There is a serious damp problem on the stairs on the landing (third – fourth stairs). It has spread to both walls. Considering this is a new property, it obviously means either leaking pipes behind the wall, or water invasion from the roof. I have sent you pictures of the offending areas.

5. Upon using the toilet in the main bedroom it flushes boiling hot water! The cistern has condensation on the outside due to the heat of the water. The cistern is enclosed behind the ceramic tiled wall and there is no access to it. So the ceramic tiles will need to be pulled off to work on it, rendering the main bedroom useless for a week, and workmen traipsing in and out of the upstairs space. Alos can you imagine the cost!

6. I was woken one morning by a loud knocking on the door, it was a planning official from Leamington Spa Council. He was quite agitated and was telling me how long he had been trying to inspect the property. He asked entry, (showed me his credentials), to inspect the “new gable” area. I let him in. He went upstairs and measured the bathroom window in the main bathroom, he said it was “too low” and did not conform with planning regulations and left.

7. I received 4-5 phone calls asking when would be convenient for the surveyors to come along and value the property for my mortgage. I told them I had not applied for a mortgage and certainly had no intention of buying the property. He stated that he “had a mortgage application for me personally” and obviously needed to value the property. Most recently, this has now changed to another company called e.serv contacting me for a survey.

I have tried my hardest to put up with the constant stream of problems, but I am well aware that with a possible planning issue and needing the toilet cistern to be connected to cold water (and the resulting work on the bathroom wall); I am once again going to be subject to a series of upheavals.

I have actually lived in the property for 5 days ()but spent over £7,000 so far, and spent a great deal of time in hotels (happy to produce receipts).

To be very honest, I should be suing him for the return of my rent too.

I have purchased a lot of new equipment for the house, all of which is now sitting in storage until I find a new place. I discussed the brand new king size bed that I had purchased for £500, and could have taken it or left it.

The audacity of the photos suggesting the cardboard boxes are mine, when I complained about them to Bennetts, the building materials left in the garden and under the stairs, the scuff marks, when I never lived in the property (it was your workmen).

I am getting to the point whereupon I will take action. I do not appreciate the sly and dishonest way photos have been used to attempt to suggest that I am responsible for ANY of this.

Terrible service

Terrible service. Poor knowledge of pricing and market conditions. When you do talk to the office they are underprepared to help with queries.

Dismissive of legal issues which more professional solicitors have given advice on just highlights that the staff are out of their depth and experience.

Selling our property with RA Bennett

The manager, Zoey Kelly together with Kemal Itah at the Moreton in Marsh office were very professional in dealing with the sale of our property. Zoey's suggestion to hold an open day was a great success resulting in multiple viewings and subsequent offers. Gail and I were very pleased that a first time buyer bought our property. Prompt, polite and personable throughout, I would highly recommend RA Bennett and Partners. Zoey recommended Countrywide Conveyancing, our solicitor Melissa Smith was exceptional. Thank you.

Property purchase

The whole team from the Leamington Spa branch where amazing, always polite and positive! Special thanks to Rachel Hatton (the branch manager), very competent and professional, who was doing her best to mediate with the vendors and push the solicitors (when needed). Also, Jason Dhesi, the financial adviser - his professional expertise helped us to find the best option, when purchasing our house. Thank you! 🙂

Do they want to sell houses?

I tried to book a viewing via this company’s Stratford office today. I seriously wonder if they actually had the property to view. If they do, they are letting down their sellers badly. We are cash buyers and, whilst I appreciate they need to make sure we have funds, their off hand and intrusive questioning was annoying and inappropriate. As house buyers we will take our custom elsewhere.

Short notice at the start of the summer season - no problem!

We were looking to rent a property at short notice for work, at the beginning of the summer season (!?) and even though Zoey Kelly at Moreton in Marsh office is a sales agent, not a letting agent, and she was the only one in the office at the time, she spent time with us, made us feel comfortable and made helpful suggestions and gave very useful advice, all of which we acted on. At the end of that very day, we had secured a low rent property which was perfect for our needs in a perfect location and with a highly trusted landlord. This was our last hope and it paid off, simply due to Zoey's excellent local knowledge and passionate will to help us out. Our thanks and high praise to Zoey who took great pains to help us and who was a pleasure to be with - without her, we would have been up the proverbial creek without the proverbial paddle.

Professional …

I recently had advice from two very professional ladies, Amelia and Zoe in the Broadway and Moreton-In-Marsh offices, in regarding the best way to get my house on the market, and also assisting me in finding my dream home in the near future. They were both knowledgeable, thoughtful and experienced and I would definitely recommend RA Bennett to anyone wishing to buy or sell a house in today’s market.

Be careful when renting from those

Be careful when renting from those. No communication with them, very ignorant people, also you'll never get your deposit back, they charge extra for everything, never again!

Almost funny, it was that bad.

We have bought a house through RA Bennett, but were very close to pulling out due to the service offered. I could give chapter and verse regarding the mistakes made, but the worst aspect is that they strongly recommend to vendors to use Countrywide conveyancing services [CCS] [Part of their parent groups company]. CCS are incompetent, inefficient and rude in terms of their shocking response time to all parties. A simple transaction took months and cost thousands due to missing the Stamp Duty holiday. PLEASE do yourself a favour and avoid.

Worst estate agent ever in Leamington… They force you to use their mortgage advisor

Worst estate agent ever in Leamington Spa. We are trying to buy a house and whilst putting an offer on a property we have been told by them that if we don't use their mortgage advisor we are not likely to get the house. Surely this must be illegal to force us to use their mortgage services?! Very dissappointed. I will be complaining to the property ombudsman.
