Accommodation was very nice and comfortable .
We enjoyed our holiday.
The main negative point: there is no single fan in that big house, children and infants were feeling hot at the night time. We purchased 4 fans only for them to stay.
Owner should provide some fans during summer time as we know sometimes heatwave comes.

The Old Rectory is beautifully presented and amazingly well equipped.

Overall great experience and fantastic property.

Only downside was lack of communication after leaving. We discovered that a jacket had been left behind within hours of leaving and well before any new guests arrived. Having contacted the property manager on phone which was monitored during our stay, absolutely no response. A disappointing end to a lovely stay, as we updated exactly where it was and offered to pay for any costs and postage incurred.

We all had a wonderful time the house and grounds were everything and more many thanks to you all

The quiet location and uninterrupted views make this property special.
We were lucky with the weather so the outside space and walks to play in the river were used fully.
Plenty of room to gather together inside too.
Trips out to Sidmouth, Beer and Honiton were enjoyable.

Sleeps 12 is a great company, lots of choice for holidays and a Very easy process from start to finish. Always easy to reach with anything you need help with.

Easy to navigate website. Helpful customer service on the phone or email to answer any queries we had before arrival. Clear information given in advance. Security deposit returned quickly.

Brilliant company with some amazing large properties for large groups. Lots of photos and details on each well equipped property. Options for extras to make your stay individual and special. Good website and excellent communication. Easy booking process.Only negative was wanting to charge too much for day visitors as one of the options.

We visited for a hen weekend and it was perfect: spacious , clean, beautifully decorated and had just the right vibe. Organisation and communication was also good.

Everything was 1st class.. everything you need for a family gathering we have 2 autistic children and they both loved it.

We stayed at Ramscombe in West Bagborough for seven nights in June, and unfortunately our experience fell well below our expectations.

From the moment we arrived, it was clear that the property had not been cleaned to an acceptable standard. We found hairs on the bedding, the toilets were dirty, and there were several broken fixtures and fittings throughout the house. Overall, the property felt tired, neglected, and in need of significant maintenance and a thorough refresh.

The outside areas were equally disappointing. They were dirty, unswept, and lacked the level of care you would expect from a holiday property of this standard.

One of the biggest disappointments was discovering that the bifold doors leading to the swimming pool were broken and could not be opened. When we contacted the owner, we were told that they had already been broken for around three weeks before our stay. We were never informed of this in advance, despite it being a significant issue that affected our enjoyment of the property. Had we known beforehand, we would have been able to make an informed decision about whether to proceed with our booking.

To make matters worse, the house manager was rude, dismissive, and extremely unhelpful when we raised our concerns. Rather than feeling valued as guests, we felt that our legitimate complaints were treated as an inconvenience.

Overall, we were very disappointed. The property has great potential and is in a lovely location, but it is clearly in need of investment, better maintenance, and much higher standards of cleanliness and customer service. Based on our experience, we would not return or recommend it in its current condition.

It’s a lovely old house, in the countryside. We really enjoyed a long weekend with a hen group here. The rooms were all very comfy and there’s lots of living space, plus the hot tub and huge gardens. We’ll definitely be back!

The house was lovely, the weather was perfect, the outdoor space was great lots of seating and umbrellas. The pool was the perfect temperature

We spent a wonderful weekend on the Island. There were three generations ranging in age from 8 to 80. From our greeting on Friday and the handing over of the keys for the two boats till Monday when we returned the keys and boats, everything was catered for.

We stayed on one of the super-hot weekends in July and first task was to cool the house and especially the bedrooms. There was a cooling breeze, and every room had a fan, so we were quickly able to drop the temperature. However, we spent most of the weekend outdoors. There are groups of loungers in various places and hammocks so we could always find something in the shade. There are two rows of picnic tables, one under the trees for family dining and another row closer to the house – breakfast and games. There’s even an undercover gazebo by the Wonky Bar to retreat to for drinks and chats.

Add in a hot tub, checked daily and an outside kitchen and barbecue and this property really has everything. Loads of outdoor crockery and glasses (so no breakages) and then masses of indoor crockery, cutlery, pots, pans, huge serving dishes and even a pizza over. This house lacks nothing.

The only time we spent indoors was when we made use of the amazing games rooms, full of table games, darts and board games. Something for everyone. And we together enjoyed watching England beat Norway on the huge television screen. The beautiful dining room was untouched.

There really was no reason to leave the island apart from miscalculations on the milk front but we did visit Hardwick Watersports and most of the party had a thrilling do’nut ride – twice round the lake.

We have done these big family times together before and this one did not disappoint.
