I had a very disappointing experience with Stroma Building Control during my home extension.

Their inspectors initially accepted my flat roof and firring pieces as compliant. After I sent them photos and measurements showing that the roof fall was far below the minimum 1:80 requirement (around 1:140), they later changed their view and deemed the roof non-compliant.

Because the roof had been “passed” at the earlier inspection, my builder demanded final payment and then walked off the job when the roof was rejected. I was left to pay a second contractor to strip and rebuild the entire roof at my own expense.

Despite providing all correspondence proving this sequence of events, Stroma have denied any responsibility, stating that their inspections are only “sample checks.”

The issue was clear and easily measurable at the time of inspection and should have been flagged. The result was months of delay, financial loss, and huge stress.

I would urge anyone appointing Stroma to keep independent oversight of their builders and not rely on Stroma’s inspection reports.

This matter has already been reviewed through Stroma’s formal complaints process under reference OPP-099263. During that review, Stroma acknowledged that the inspection comments made on 4 January 2024 were inaccurate, while maintaining that no responsibility was accepted on the basis that inspections are “reasonable checks” only.

The inspection report nevertheless recorded the roof fall as “satisfactory”, and it was only later confirmed by Stroma that the fall did not meet the minimum 1:80 requirement. That initial assessment materially affected how the works proceeded and ultimately resulted in the roof being rebuilt at my expense.

I remain open to Stroma reopening and reviewing this complaint again in light of the full correspondence and evidence already provided, should you wish to reconsider the decision.

Until then, my review reflects my experience so that others can make an informed decision and ensure appropriate independent oversight alongside building control inspections.

Great company and helped me along the way with build, will use them again in the near future

My architect recommended employing Stroma and my builder seemed to have a good working relationship with the building inspector. I was kept informed with emails throughout the 10 month build. Final certificate issued in due course. All went smoothly.

New build house in Cornwall, smooth process, easy to access documents online and see progress, bit of a rush to meet our deadline but Stuart kept in touch and pulled it all through

If I could put no stars I would. What a stressful and horrendous experience. Do not use this company - I would never have chosen them but my original choice was bought over by Stroma so they took on my project by default.
They do not reply to your emails for at least a month if you are lucky and never answer the phone or call you back. They also suggest doing things a certain way and change their minds when the work is finished so you need to rip up what you did and start over. There is nothing you can do about this because you need the certificate and they have you over a barrel. In my opinion use the local council instead- they are much more professional and hands on.

I had an excellent experience working with Harvir Kalsi from Stroma Building Control. Harvir has been incredibly professional, knowledgeable, and approachable throughout the inspection process. He provided clear guidance, was always prompt in his responses, and offered practical advice that helped keep the project on track and compliant. His attention to detail and willingness to explain things made the whole process much smoother.
I wouldn’t hesitate to recommend Harvir and Stroma to anyone looking for a reliable and supportive building control service.

Disappointed with the service from Stroma Building Control. Communication was inconsistent, and key issues were not addressed constructively. Despite raising a formal complaint, they refused to refund 30% of the fee and were unable to provide a clear breakdown of how that portion was spent. The lack of transparency and accountability made the process unnecessarily stressful. I would recommend exploring alternative providers for more reliable and professional oversight.

Liz was fast efficient and explained everything in detail. When the Builder backed away from the project Liz guided me through the completion stage. If ever I do anything like this again I would want Liz on my team.

Maybe I was unlucky with the Building Inspector assigned to my project but I have never known service like it. The company was referred to the builder by the supplier of the extension and the process was awful.

The building inspector would visit site, verbally sign work off and then weeks later call out an issue (having chased multiple times). At this point walls had been plastered and painted but had to make changes. Why verbally agree to something without knowing if it is to the correct standard or not. The inspector would then avoid calls for days/weeks at a time until i started including senior people into the email trail and then magically I got responses. In fairness to the CEO he replied very promptly but by this point the damage was done. What should have been a quick project was delayed by slowness from the building inspector.

I would never use this company again.

I worked with Stroma over a two year period. They were consistently good. Explained things well. Added to the quality of the build. Quiet advice helped. Good methodical approach.

Great service , inspection on time. Harvir has inspected my outbuilding annex and he has always replied my queries and questions on time which were the key of my successful project.

In the throes of selling our house, we realised that we did not have the final certificate for our extension. Karandeep was very patient and understanding throughout as there were lots of telephone calls and emails between the contractor and architect and lots of misunderstandings. We can't praise Karandeep enough for going above and beyond to make sure we had the final certificate so that we could move.

Throughout the process from start to finish Stroma Building Control Ltd were totally professional and provided an excellent service. I can highly recommend them to anyone who’s looking for a smooth and trouble free experience.
