Nine-Month Roof Leak Still Without a Proper Repair Plan
I am a leaseholder of a flat managed by MetroPM / Metropolitan PM Ltd. I am posting here to ask whether other MetroPM leaseholders have experienced similar issues with unresolved repairs, poor communication, inappropriate contractors, or long delays.
In my case, a roof leak affecting my flat has continued since at least June 2025. The leak has caused active water ingress, ceiling damage, mould, tenant disruption, and rent loss. A controlled water ingress test on 11 March 2026 reproduced the leak, confirming the roof defect.
One of my major concerns is that earlier attempts to address the problem appear to have involved inappropriate and/or non-specialist contractors, including plumbers being sent to what had repeatedly been reported as a roof leak. Some of the previous works were poorly executed, ineffective, and made matters worse rather than resolving the underlying roof defect.
Despite months of reports, inspections, contractor attendances, insurer involvement, and formal escalation, as of 2 May 2026 there was still no appointed qualified roofing contractor, no agreed final repair scope, no confirmed repair timetable, no verification method, no guarantee details, and no internal remedial works plan.
I also formally escalated the matter to MetroPM’s directors by recorded delivery. Those letters were delivered and signed for, but I have not received even an acknowledgement.
The matter is now in MetroPM’s formal complaints process. My concern is not simply that there has been a leak, but that after many months there still appears to be no properly defined, professionally executed, and independently verified repair plan.
I would be very interested to hear from other leaseholders in MetroPM-managed properties who have experienced similar problems, especially involving roof leaks, water ingress, service charges, communication failures, inappropriate contractors, delayed repairs, director-level escalation being ignored, or poor complaints handling.

Unjustified demands for Service Charges and Additional Penalties
Metro-PM have managed our estate for the past few months. They keep increasing the service charges without providing any justification. I have asked them multiple times for an explanation but they have failed to provide a response. They have simply been ignoring my emails. On the other hand the management of our estate has been deteriorated. More recently they sent me an invoice for an upfront service charge payment with an additional late payment fee even though the payment had already been made on time. I called them and the agent claimed they had not received any payments but they would have been happy to wave the additional charge once proof of payment was received. Right after the call they emailed me again claiming that the payment had actually been received but I had to pay the fee for late payment anyway.
Following the issuance of the false 72 pound late payment fee they demanded an additional 150 pound admin fee because I did not pay them the 72 pounds. No response to my queries from Metro but instead they have been bullying and threatening me that they will take legal action if I do not pay the 222 pound total amount.
Most importantly they DO NOT HAVE A FORMAL COMPLAINT PROCESS IN PLACE despite the fact that they are a member of RICS and implementation of complaint policies and procedures is an explicit requirement. I was not happy with the extra fees they imposed as an addition to the inflated service charges so I asked them repeatedly to provide contact details of their complaint department and guidance about their complaint process. They simply ignored my requests. Other residents of the estate have similar experiences.
I would not recommend Metro-PM as estate managers.

George at MetroPM provided an excellent service from start to finish. The issue was dealt with very quickly and efficiently, with clear communication throughout. It’s refreshing to see such a prompt and professional response when it really matters.
A big thank you to George for his help — I would happily recommend MetroPM based on this experience.

I receive immediate response from a Metro team. I lost my fob a few months ago and I was cut of the world without it. Fortunately, Melanie and her Team got back to me and replaced the fob on the same day.

Metro-PM (Birmingham) has been nothing…
Metro-PM (Birmingham) has been nothing short of a complete disaster to deal with. Their handling of our block management has been unprofessional, opaque, and deeply frustrating from start to finish.
First and foremost, they have consistently failed to issue service charge demand letters on time. This basic administrative task should be routine for any competent management company, yet Metro-PM repeatedly fell short, causing unnecessary confusion and stress for residents.
Worse still, they increased our service charges by an outrageous 35% without providing any clear justification. When we formally requested evidence or a breakdown of these increases, they were unable — or unwilling — to provide any supporting documentation or invoices. This lack of transparency is completely unacceptable.
We have also been charged regularly for the cleaning of communal areas, yet in over three years, no resident has actually seen any cleaning taking place. It feels like we’ve been paying for services that simply do not exist.
On top of that, they have depleted our reserve funds but cannot produce any evidence, receipts, or invoices to explain where the money has gone. This raises serious concerns about financial management and accountability.
To make matters worse, Metro-PM misled us by stating that building insurance was included within the service charges, which later proved to be untrue. This kind of misinformation only adds to the overall lack of trust and professionalism.
Overall, dealing with Metro-PM has been a complete nightmare. We have now taken the long-overdue decision to remove them as managing agents and take back control of the management ourselves. We are counting down the days until the transfer is complete.

My mother has been extremely impressed with the property manager at Oversley House. Being elderly, it is especially important for her to feel safe, supported, and well looked after — and the service she has received has been exceptional.
Maria and Bella have both been incredibly attentive, kind, and professional. They are always responsive and quick to act whenever any issues arise. Whether it was problems with the locks or the washing machine, everything was handled promptly and efficiently, with real care and understanding.
Their reliability, patience, and willingness to help have made a huge difference. It has given my mother great peace of mind, knowing she is supported and in good hands

Options to join online have been useful too. The office and Michelle have also been helpful in managing queries.

Why oh why did the freeholder get rid of HML Hawksworth (which were on the ball) and get this lot to take over - big mistake as far as my experience goes , they also want to charge extortionate fees if your selling or asking for documents , modern day cowboys , should be regulated and reasonable fees should be capped.

I originally posted a positive review on day one; however, my experience since then has changed significantly.
I have been dealing with an unresolved maintenance issue with Metro PM since mid-December. Despite repeated calls and follow-ups, nothing has been properly resolved. My last call was on 06/02, when I was told I would receive an update — I never did.
During heavy rain between Friday evening and Saturday afternoon, water was continuously pouring through my ceiling. This was preventable. Had the issue been prioritised earlier, it would not have escalated to active water ingress.
I was advised to use the out-of-hours service if needed, but when I called, they were unable to act because they did not have access to ongoing maintenance records or the necessary leaseholder information to gain access. As a result, nothing was done.
Communication has been poor throughout. Unless I consistently chase, updates are not provided — even when promised. I have dealt directly with Bella Smallman and Melanie Jane, yet the issue remains ongoing.
In addition, my kitchen light has been non-functional since before Christmas and still has not been reinstalled.
Overall, this has been months of delay, lack of urgency, and inadequate communication around a serious issue.

Leak through ceiling no action
Had a leak from flat above over Christmas/new year . I have contacted them on several occasions , Michael , Owen and George , one month later with water still leaking through ceiling and electrics going off in middle of night , nothing has been done , last conversation was a min h later with Michael who didn’t know who was actually in office or working and said was waiting on report from contractor who attended 4 weeks ago . They are a joke , completely clueless and incompetent, the building hasn’t had a lick of paint in years and very little upkeep done , cars parked permanently in visitors slots and despite informing them of this nothing ever gets done . If you buy a leasehold flat with metro pm as the maintenance company I’d think twice or ask for a major reduction , probably why our flats are so cheap !

Recently I faced an issue with parking badges and multiple unwarranted tickets from the carpark management company, and despite complications, they went above and beyond to help get the situation sorted. Their dedication and effort truly made a difference, and I couldn't be more appreciative.
Every time I've encountered any issue with the apartment block, Rupinder and Bella have been incredibly responsive and helpful. Its rare to find such committed and friendly service, and I'm consistently satisfied with how they handle everything.

STAY AWAY -- Don't buy leasehold managed by MetroPM
STAY AWAY from any leasehold managed by this company. They do not resolve even the smallest issues. We bought a flat that was only 10 years old, still under warranty. We (and the previous owner) reported that our balcony was in disrepair - the coping stones disintegrating...This was reported TWO YEARS before the warranty ended. They did nothing about it - then warranty ended. They didn't apologize or explain why they neglected to report it while under warranty. Roof also has problems. Other leaseholders have experienced leaks from roof. They don't appear to do any maintenance, and we cannot discern what they use our maintenance fees for beyond vacuuming hallways. From what we can discern, no one from Metro has visited this property (8 units.) External doors and windows are a mess - yet lease says they are responsible to clean and maintain outside doors and windows. They finally obtained quotes for repairs to balcony and roof issues - and then tell us that we'll spend our entire reserve (abour 40k) AND about 5K each---yet this should have been covered by warranty. I am so sorry that we bought this place. This is in Bath. The building was quite nice when it was renovated - but once they started managing....Freeholder is Adriatic. Stay away. We now must turn to a solicitor to attempt to get something done. Leaseholders should not have to pay for issues that were reported while under warranty.

New Brooms Sweep Clean!

At last, since Maria arrived on the scene The Tudors has seen action! New steel rat proof bins have been ordered and delivered. Recycling bins have been jetwashed and the whole of the bin store area has been jet washed too! So we are now back to a high standard of hygiene .
She has listened to our distressing stories regarding the garden and she has stated that work to rectify this will be actioned when she has studied the current contract for the gardeners.We have waited for over two years for MetroPM to carry out the necessary work,but they have ignored our pleas.

Regretfully lack of substantive progress on actions for the last 3-4 months. Our property manager is Mr Owen Judd. We have now written to the Managing Director.
Our estate is located in Taunton, Somerset.
Safety and NON compliance
Nearly 5 months ago I reported to Metro that the exit doors from my block of flats could be deadlocked from outside preventing escape in the event of a fire.
As there was no reaction, I again notified Metro some 2 months later and got a reply to the effect that deadlocking the doors was impossible. It isn't!
At no point have Metro visited the site and now I am in communication with the 'Safety & Compliance Manager' who assures me that the safety of their residents is their priority.
