We live in a pretty old property where most things should be upgraded such as the kitchen units and the bath. Our bath tub is over 30 years old. Although we have had several surveyor inspections over the years who promised us new kitchen units and bathroom upgrade but nothing has been done. Our bathroom sink taps aren’t mixed, we can’t use the hot water as we get heavily scalded as the water gets very hot. We have lived in this property for 16 years. The only main changes made were the rear fence and the boiler.
General repairs are done but replaced by cheaper products that’s don’t take long to break.

Sureserve failed to complete the repair job in first appointment .
They did not turn up for an appointment when I was booked off from work.

Waiting times for appointments for general repairs takes weeks/months. If repairs are not completed on the actual day you can sometimes be waiting weeks/months again for completion. Overall quality are generally quite good.

Cheap skates, came and changed my tap, refused to source a like for like, they forced me to downgrade to a cheap underperforming tap, refusing to change it and since then I’ve just been so stressed out about it, I’m definitely going to the housing ombudsman about this because I never requested for a new tap in the first place, I reported a leak under my sink, they fixed it and took my beautiful tap and replaced it with the cheapest tap we can find in England. Cheap skates! Increasing rent yearly and reducing quality of amenities yearly. Wicked!

The reported repair was completed successfully; unfortunately, a leak has occurred in the kitchen sink waste pipe, which wasn't noticed until after the repairman had left. As he was working in a cramped space, he must have knocked or caught the pipe while fitting the kitchen tap pipes.
I contacted L&Q straight away, but the earliest they can send someone is on 09/04/2026. The repair date has since been changed to 13/04/2026. So I have a water leak under the kitchen sink that leaks every time the sink is used, and I have to wait FOUR & A HALF WEEKS FOR IT TO BE LOOKED AT!!!! Back to mopping up daily until it gets repaired!!
I would have given 5 Stars for the repair that was done BUT, I have reduced this to 3 Stars due to having to wait OVER 4 WEEKS for a water leak to be repaired

The first Technician from Sureserve didn't seem to know what he was doing because he didn't listen carefully to what was said about the issue with the Timer. He thought that the Timer was working okay and the Thermostat too when clearly they weren't. It was on the second visit from one of their Technicians who realised that the heating stopped at a time it shouldn't and therefore noticed that the Timer was out of sinc with the boiler.

Good knowledgeable honest Engineers. Waiting timescales and amount of visits can be so much better. Going in the right direction but need much much more direct communication. A role like a "housing liaison officer" or something similar.

The previous management showed no sense of responsibility and did not handle issues effectively. However, since the recent change in management, the situation has improved and the service has become better. Additionally, the outdoor area of our residence looks unpleasant because there is no landscaping or planting. Due to the lack of trees and proper maintenance, rubbish is sometimes thrown in these areas. It would be appreciated if this could be improved and properly maintained.

Multiple issues with l&q for many years. 16 years for a drainage problems. I have had issues with contractors damaging my garden. Problems with my hallway floor that took over a year to complete. Thats just 3 things there are many more.

The elevator worker came and said that they needed to order some part because the elevator door wouldn't open. It's been 2 weeks and still no one has fixed it.

The joiner who worked all day was brilliant and had to correct the work of the second joiner who qmwent on another job but the job could have been done faster if the second joiner who arrive first would have started the job instead of sitting in the van for about 45 minutes
