I recently purchased my new home through L&Q, and overall I had a good experience.
Heather was helpful throughout the process and supported the transition well, but I have to give special recognition to Mariann.
She was absolutely fantastic from start to finish. Mariann went above and beyond, even logging in on her days off to make sure everything was progressing, particularly during the exchange stage where things can often stall.
Her communication, dedication, and proactive approach really made a difference and helped keep things moving at a crucial time.
It’s rare to come across someone so committed to their role and to their customers.
A big thank you to Mariann for her hard work, she is a real credit to the team!

The gas man came and did the job very satisfactory.

My family have been with L&Q for over 50 years and in the main satisfied. However as my elderly mother, who is still a resident with them, occasionally has to contact them she has not had a great service.
Being cut off before a long waiting call is answered, then if answered to be put on hold and cut off, is very distressing and costly.
Come one! What are you doing? Is there no customer care?

Basically my repair has gone worse!
It was bad as it is, now it's a nightmare.
I had a tiny leakbefore now it's dripping what a disaster.
Unprofessional and quality of job done was poor end off.
I'm putting a complaint to the management teas Asap.

Terrible don’t recommend and anyone currently a tenant take your matter to the complaints team if they don’t help you… I’ve had problems ever since I moved in here.

L&Q have to be the worst housing association in the country and the reason their front line staff are so unprofessional is because there is NO accountability. They REFUSE to give their names and even if they did you cant get access to a supervisor or manager and complaints NEVER get a response. TOTAL SHAMBLES

The operative tinkered with the boiler switch and damaged the tiling and grouting behind it. The operative did not report this damage to me and attempted to place a microwave in front of the damage to prevent it from being noticed. Unimpressive and unprofessional.

EDIT: re reply from L&q 5 months is not a reasonable amount of time for this mess to be cleaned up from a children’s play area. manage your spaces better. i’m certain it is not the only space covered in litter and flytipping. I’m in conversation with Lewisham Council about these ongoing problems.
L&Q fail to properly manage Steucer’s Lane Play Area. They fail to clean up significant flytipping despite 4 months of requests. Hazardous materials from construction waste have been left in the play area for children since November 2025 and L&Q has taken no action despite many emails with photos and making them aware that children use this space. Extreme negligence. They are risking children’s health. The same thing happened the year before where it took 5 months of emails for them to finally clean up the mess.

Don't buy an apartment from this company. Cheap materials and everything done quickly. Lots of hidden flaws. Customer service is non-existent. You won't get anything for nothing.
