I recently purchased my new home…

I recently purchased my new home through L&Q, and overall I had a good experience.

Heather was helpful throughout the process and supported the transition well, but I have to give special recognition to Mariann.

She was absolutely fantastic from start to finish. Mariann went above and beyond, even logging in on her days off to make sure everything was progressing, particularly during the exchange stage where things can often stall.

Her communication, dedication, and proactive approach really made a difference and helped keep things moving at a crucial time.

It’s rare to come across someone so committed to their role and to their customers.

A big thank you to Mariann for her hard work, she is a real credit to the team!

Poor helpline

My family have been with L&Q for over 50 years and in the main satisfied. However as my elderly mother, who is still a resident with them, occasionally has to contact them she has not had a great service.
Being cut off before a long waiting call is answered, then if answered to be put on hold and cut off, is very distressing and costly.
Come one! What are you doing? Is there no customer care?

To give you some more detail about how our component renewals, such as new kitchens, are handled: these decisions are made by our planned maintenance team each year. The team uses information gathered from validation surveys conducted on your home to help decide which properties will be included in the next programme of works. However, it is important to note that having a validation survey carried out does not guarantee your home will be included in the very next round of upgrades. Sometimes, properties may be scheduled for a different programme in a later year. Unfortunately, we're unable to provide information about future programmes and can only share details about the current year’s planned works. We understand that this process can feel slow and may cause frustration, but please be rest assured that our planned maintenance team will write to you once your home is included on a programme.

We hope this explanation helps clarify our procedures for component renewals. If of course you have any further questions or concerns, please dont hesitate to reach out to us. Basically my repair has gone worse!

Basically my repair has gone worse!
It was bad as it is, now it's a nightmare.
I had a tiny leakbefore now it's dripping what a disaster.
Unprofessional and quality of job done was poor end off.

Shambles of an Organisation

L&Q have to be the worst housing association in the country and the reason their front line staff are so unprofessional is because there is NO accountability. They REFUSE to give their names and even if they did you cant get access to a supervisor or manager and complaints NEVER get a response. TOTAL SHAMBLES

Damaged the tiling and hid the evidence

The operative tinkered with the boiler switch and damaged the tiling and grouting behind it. The operative did not report this damage to me and attempted to place a microwave in front of the damage to prevent it from being noticed. Unimpressive and unprofessional.

L&Q negligent and risking children’s health

EDIT: re reply from L&q 5 months is not a reasonable amount of time for this mess to be cleaned up from a children’s play area. manage your spaces better. i’m certain it is not the only space covered in litter and flytipping. I’m in conversation with Lewisham Council about these ongoing problems.

L&Q fail to properly manage Steucer’s Lane Play Area. They fail to clean up significant flytipping despite 4 months of requests. Hazardous materials from construction waste have been left in the play area for children since November 2025 and L&Q has taken no action despite many emails with photos and making them aware that children use this space. Extreme negligence. They are risking children’s health. The same thing happened the year before where it took 5 months of emails for them to finally clean up the mess.

Don't buy an apartment from this company. Cheap materials and everything done quickly. Lots of hidden flaws. Customer service is non-existent. You won't get anything for nothing.
