We are the UK’s leading developer and manager of retirement communities, offering high quality age-exclusive retirement properties to more than 20,000 homeowners across the UK. For all communities opened since 2010 we remain landlord and managing agent, looking after the wellbeing of our homeowners and managing our properties. We believe that life in older age is something to be enjoyed and celebrated, and our developments offer a welcoming sense of community and a diverse range of facilities and services to enhance everyday life. Our customers are at the heart of what we do and we are proud to have been awarded the Home Builders Federation 5-star customer satisfaction award every year we have taken part in the survey. For developments built prior to 2010, where we are not the landlord nor managing agent, please direct any questions to FirstPort, who look after these schemes.

McCarthy Stone advertise that they pride themselves on looking after the wellbeing of their homeowners, well I don't think that's correct, as the added stress that is placed on them is quite shocking.
Their only saving grace is the house manager here, Sue. But I am afraid that she, now, is being stretched to far, looking after this place.and seems to be ignored when reporting problems.
I am trying hard to think of any maintenance project that has been done here, that has been completed to a satisfactory result, a lot of projects never being completed.
Quite a few months ago now they set up contractors to carry out work on "upgrading" our emergency call system and intercom, at a terrific cost to the residents here, as they said that the system needed to be replaced as BT landlines were changing. We were told to expect engineers on site for about 5 weeks, well the engineers finished in about 2 weeks. You can see how, when you walk around the site with corridor ceiling tiles hanging out and even dropping to the floor, where the metal supports for each tile have not been replaced, just thrown above the ceiling!
We have a side entrance to the scooter store, which provides access to the whole building, left with no power on the door strike release, after the contractors replaced the entry system there.
This has been reported several times to the house manager, she has even taken the Operations Manager and shown her how you can just pull the door open, in fact, this seems to be the entry method of choice for other contractors working on site now. Nothing has been done to rectify this, I guess they have just signed it off without taking any notice of the faults or reported complaints.
The new intercom system itself does not call for long enough for my wife to get to the call point to answer it, if she is on her own. Rather than extend the ringing time, they have charged me another £50.00 for a remote button to answer the call, which is a waste of time and money as most of the time the calls are unintelligible when answered anyway.
On the old call points in apartments, there used to be a repeater sounder for the fire alarm activation, which was good for the hard of hearing, that has been removed from the new call points, as well as the pull cord that used to reach the floor, so now can only be used when standing, no use for anyone that has fallen.
So if you are looking for a company that looks after your wellbeing, don't choose McCarthy Stone.
I am writing on behalf of residents in Charlotte Court Ainsdale Southport.
We had been without a house manager for over 6 months but it was worth the wait. Our new manager Susan Russell goes above and beyond being a manager. She takes time out to join us in our weekly coffee mornings and is only too happy to help where it’s needed absolutely nothing is too much trouble and is done quickly and efficiently without question.
Susan has made small changes with a big impact. For instance our communal lounge feels more welcoming she has moved the seating around, opened up the blinds and put smooth radio on in the background it feels and looks better.
The guest room is popular with friends and relatives who feel it is as good as any hotel and is immaculately presented.
We have a very close community we all get along and look out for each other and feel very fortunate to have chosen to live in Charlotte Court.
The location is excellent we have everything on hand local shops restaurants and bars. The public transport is good we are close to train station and have quite a few bus routes.

Nora Henderson made Mum & I feel truly relaxed in Mum's quest for a possible apartment, which was a huge and anxious change for Mum. Nora is a great listener, showed us round multiple properties, pointing out, with substantial knowledge, the features, benefits and pros/cons, and took Mum & I through the different options of moving, part ownership, rent, purchasing, apartment community (there is a super and pro-active community), and local facilities. Nora always responded well for any query and was forever reassuring in truthful answers and obtaining the latest information from back office and Head Office as needed. Mum was grateful to be taken through the acquisition experience with Nora, which took as long as it was needed. Mum loves her apartment now she's been there a while now - a big wrench from having a detached house. She is very happy with her decision. Well done Nora ! Thanks !

Hillier Court in Romsey is a popular retirement development. It is within easy walking distance (no hills) of the town and has an excellent bus service with stops just a few yards away. Many owners have lived here since it opened in 2016.
Hillier Court is a spacious and well maintained development and it overlooks a large tranquil garden which comes into its own during the Spring and Summer months. There is an active social team and we enjoy many events from parties, informative talks to musical afternoons and evenings.

Several years ago my mother purchased a one bedroom apartment for £430 thousand pounds, at this time the service charge was around £450 pound per month and was told at the time of purchase that this would only increase at the same rate as the national inflation rate per year which for the average yearly percentage has been around 2-3% per annum. Over the past decade the service charge at McCarthy and Stone have seen an increase of over 60% now making it very expensive and too costly to live in the development. This current service charge has now had a significant impact and financial burden on the resale value of the apartments currently available and due to this very high service charge no one can afford to live here in this retirement village. Out of sixty apartments twenty are currently on the market and have been for more than three to four years more. Depreciation of each property is around 60-70% from its original purchase price. The service charge is now between £1000 and £2000+ depending on how many bedrooms you have, now if we average this out and say 60 apartments paying between £1000 to £1500 pounds per month times that per year that’s £720 thousand pounds or just over a million pounds per year just in service charges alone. Now add those figures across the entire network of properties McCarty and Stone own leasehold on how on earth can they justify increasing their prices and showing a deficit in their accounts which they demand the homeowners pay to cover their mistakes in accounting. During the pandemic the government gave financial aid to all care homes and residential retirement homes free PPE’s, McCarthy and Stone charged its homeowners a fee for issuing this vital equipment to venerable people. Did not follow government guidelines properly over this period of the pandemic endangering the lives of people in their care.
Living Plus just a licence to print money, charge more reducing the life expectancy of its residents because at the current rate of increases in service charges most homeowners will run out of money, savings or pensions before they die. And even after they die the bereaved families will have to continue to pay the service charge while trying to sell a property you can’t give away because nobody can afford the service charge! Anyone thinking of buying a retirement home with McCarthy and Stone think again! Read the fine print do your research, there are loads of retirement homes out there that offer greater value and promise to buy back your home after death so your love ones don’t have to worry or financial burden of debt and trying to sell an unwanted apartment.

I am thoroughly enjoying living in Lyle Court. Estate manager is wonderful and arranging all sorts of activities for us which helps us all socialise with one another. The Duty Managers are so friendly and helpful too. That leaves the Staff who will do anything we ask. A great place to stay and I have made many new friends and feel secure and safe here, especially now I am on my own. In conclusion, I hope I will be here forever, especially with the care on hand.

AVOID, AVOID, AVOID!
If you're buying a property where the seller is moving into a McCarthy Stone development, BE WARNED!
After three months of conveyancing, surveys and legal proceedings, I was left financially out of pocket, emotionally exhausted and without the home I had been preparing to move into.
Days before completion, I was repeatedly informed that the seller risked losing his McCarthy Stone retirement apartment despite enquiries still being unanswered. This created immense pressure, despite legitimate concerns raised by my survey and solicitors.
I am autistic and had made those involved in progressing the sale aware of this, yet the pressure was overwhelming.
The seller ultimately withdrew from our transaction and proceeded with a third-party cash buyer.
So if you don’t want to be left stressed, at a financial loss and blindsided, AVOID AVOID AVOID MCARTHY STONE.

I want to remark on the excellent build quality of Silver Sands in Bembridge, Isle of Wight. All the fixtures and fittings in my one-bedroomed flat and in the communal areas are of a high standard. This, together with the excellent location within easy walking distance of local shops, make for a comfortable life. I am glad that I moved here.

Service Charge Increases at Crayshaw Court
Derek Hambleton
Paul Teverson, McCarthy Stone’s Director of Communication, appearing at the House of Commons Housing, Communities and Local Government Committee (Housing for Older People HC982) on 1 July 2025, answered questions from Lewis Cocking MP (Broxbourne) on Service Charges at MS Developments claimed that Service Charges increased in line with annual CPI inflation.
To observe that the Service Charge increases by inflation does not give a real picture of how costs increase because the Service Charge is set in the Budget for the next financial year based on estimated expenditure. The actual Gross Annual Expenditure reported in the Audited Accounts at the end of the year gives a true reflection of how Crayshaw Court costs are managed. It would be nice if charges increased only by inflation but they don’t.
In the Audited Accounts for the Year End 2026, which have recently been presented at Crayshaw Court, there is an actual increase in Gross Annual Expenditure of 5.8% from the year before, whilst the average CPI% increase was 3.4% - the increase in Expenditure is nearly twice (actually 1.8 times) average CPI for the same period. Also in this period State Pensions & Benefits increased by 4.1% (Triple Lock). Which ever way you look at it we are falling behind in our ability to pay.
McCarthy Stone say increases are impacted by increases in minimum wage, National Insurance, material costs etc and one might have some sympathy for this view if it was an isolated instance but it isn’t. From 2015 to 2025, at Crayshaw Court, Gross Annual Expenditure has increased by 66% while average yearly CPI increased by 32% - increases more than twice CPI. In real terms it means this year we will pay about £40,000 more than if costs had been pegged to CPI. For the Homeowners at Crayshaw Court it means occupiers of 1 bed apartments pay £640; 2 bed apartments pay £960 more than they might have done as a result. It signals how the Management Company performs; it cannot be removed; it compounds excessive future rises in Service Charge which if not addressed will soon make Crayshaw Court and other McCarthy Stone Retirement Living Developments I suspect, unaffordable for many.
It will and is impacting resales - all resales in the last several years have fallen in value.
Even McCarthy Stone acknowledge in their written evidence dated 22 August 2025 to the Chair, Housing, Communities and Local Government Committee, Housing for Older People that the Service Charge at Retirement Living Developments such as Crayshaw Court from 2019 to 2024 increased by 37% whilst CPI rose by 24.2% (From table of Cost Increases between 2019 and 2024, House of Commons Housing Committee). My own figures for Crayshaw Court say increases in costs are more like 42% for the stated period.
In one breath McCarthy Stone say costs rise with inflation and in the next they show they actually rise by significantly more than inflation. They can’t have it both ways but they do need to do something about it before it is too late. Sadly, they prioritise their own interests over those of Homeowners - the very people without whom they wouldn’t exist.
The reply by McCarthy Stone to my comments suggest that increases in expenditure will not always directly mirror CPI is a distortion of my post which indicates that increases rarely mirror CPI resulting in excessive service charges, which is very different.
McCarthy Stone's review team are past masters at defending the indefensible but there again they get a lot of practice.
