We are the UK’s leading developer and manager of retirement communities, offering high quality age-exclusive retirement properties to more than 20,000 homeowners across the UK. For all communities opened since 2010 we remain landlord and managing agent, looking after the wellbeing of our homeowners and managing our properties. We believe that life in older age is something to be enjoyed and celebrated, and our developments offer a welcoming sense of community and a diverse range of facilities and services to enhance everyday life. Our customers are at the heart of what we do and we are proud to have been awarded the Home Builders Federation 5-star customer satisfaction award every year we have taken part in the survey. For developments built prior to 2010, where we are not the landlord nor managing agent, please direct any questions to FirstPort, who look after these schemes.

I am thoroughly enjoying living in Lyle Court. Estate manager is wonderful and arranging all sorts of activities for us which helps us all socialise with one another. The Duty Managers are so friendly and helpful too. That leaves the Staff who will do anything we ask. A great place to stay and I have made many new friends and feel secure and safe here, especially now I am on my own. In conclusion, I hope I will be here forever, especially with the care on hand.

AVOID, AVOID, AVOID!
If you're buying a property where the seller is moving into a McCarthy Stone development, BE WARNED!
After three months of conveyancing, surveys and legal proceedings, I was left financially out of pocket, emotionally exhausted and without the home I had been preparing to move into.
Days before completion, I was repeatedly informed that the seller risked losing his McCarthy Stone retirement apartment despite enquiries still being unanswered. This created immense pressure, despite legitimate concerns raised by my survey and solicitors.
I am autistic and had made those involved in progressing the sale aware of this, yet the pressure was overwhelming.
The seller ultimately withdrew from our transaction and proceeded with a third-party cash buyer.
So if you don’t want to be left stressed, at a financial loss and blindsided, AVOID AVOID AVOID MCARTHY STONE.

I want to remark on the excellent build quality of Silver Sands in Bembridge, Isle of Wight. All the fixtures and fittings in my one-bedroomed flat and in the communal areas are of a high standard. This, together with the excellent location within easy walking distance of local shops, make for a comfortable life. I am glad that I moved here.

and i can't praise it enough
The staff are really special led by Katrina and
the friendliness of everyone in the complex is second to none.
The area has a good bus service into town if you are able but there is good shopping nearby if you prefer to walk
We have plenty of entertainment going on in our building if you want to take part but you don't have to
Also we have our own restaurant if you don't want to cook

Service Charge Increases at Crayshaw Court
Derek Hambleton
Paul Teverson, McCarthy Stone’s Director of Communication, appearing at the House of Commons Housing, Communities and Local Government Committee (Housing for Older People HC982) on 1 July 2025, answered questions from Lewis Cocking MP (Broxbourne) on Service Charges at MS Developments claimed that Service Charges increased in line with annual CPI inflation.
To observe that the Service Charge increases by inflation does not give a real picture of how costs increase because the Service Charge is set in the Budget for the next financial year based on estimated expenditure. The actual Gross Annual Expenditure reported in the Audited Accounts at the end of the year gives a true reflection of how Crayshaw Court costs are managed. It would be nice if charges increased only by inflation but they don’t.
In the Audited Accounts for the Year End 2026, which have recently been presented at Crayshaw Court, there is an actual increase in Gross Annual Expenditure of 5.8% from the year before, whilst the average CPI% increase was 3.4% - the increase in Expenditure is nearly twice (actually 1.8 times) average CPI for the same period. Also in this period State Pensions & Benefits increased by 4.1% (Triple Lock). Which ever way you look at it we are falling behind in our ability to pay.
McCarthy Stone say increases are impacted by increases in minimum wage, National Insurance, material costs etc and one might have some sympathy for this view if it was an isolated instance but it isn’t. From 2015 to 2025, at Crayshaw Court, Gross Annual Expenditure has increased by 66% while average yearly CPI increased by 32% - increases more than twice CPI. In real terms it means this year we will pay about £40,000 more than if costs had been pegged to CPI. For the Homeowners at Crayshaw Court it means occupiers of 1 bed apartments pay £640; 2 bed apartments pay £960 more than they might have done as a result. It signals how the Management Company performs; it cannot be removed; it compounds excessive future rises in Service Charge which if not addressed will soon make Crayshaw Court and other McCarthy Stone Retirement Living Developments I suspect, unaffordable for many.
It will and is impacting resales - all resales in the last several years have fallen in value.
Even McCarthy Stone acknowledge in their written evidence dated 22 August 2025 to the Chair, Housing, Communities and Local Government Committee, Housing for Older People that the Service Charge at Retirement Living Developments such as Crayshaw Court from 2019 to 2024 increased by 37% whilst CPI rose by 24.2% (From table of Cost Increases between 2019 and 2024, House of Commons Housing Committee). My own figures for Crayshaw Court say increases in costs are more like 42% for the stated period.
In one breath McCarthy Stone say costs rise with inflation and in the next they show they actually rise by significantly more than inflation. They can’t have it both ways but they do need to do something about it before it is too late. Sadly, they prioritise their own interests over those of Homeowners - the very people without whom they wouldn’t exist.
The reply by McCarthy Stone to my comments suggest that increases in expenditure will not always directly mirror CPI is a distortion of my post which indicates that increases rarely mirror CPI resulting in excessive service charges, which is very different.
McCarthy Stone's review team are past masters at defending the indefensible but there again they get a lot of practice.

Carrie the manager has been particularly helpful as Mum has transitioned to a care home. She has also helped us with the selling process.

We moved to Walnut Tree Place in Goring-by-Sea 18 months ago and can genuinely say that it is the best move we have made. There is a main line train station very close and frequent buses a few minutes away which makes it so easy to get out and about if you don’t drive.
You can socialise as much or as little as you want whilst retaining your independence in a safe, secure environment supported by an experienced House Manager, Maxine, who is so caring.

ANSTIE COURT - Devizes
This 5* review is principally an acknowledgment of the enormous improvement in the service provided by McCarthy Stone at Anstie Court, Devizes in recent months.
In particular the new House Manager (Carrie Anderson) has brought fresh energy and enthusiasm. Communication with the residents has greatly improved. Organised activities & events are now well co-ordinated and the lovely community feel of the place is returning :-))
Property maintenance & servicing updates are well organised and flagged for residents.
Carrie in particular is efficient and helpful while being approachable and she has a caring attitude.
My mother is now moving into a care home. She's been very happy at Anstie and will miss her fellow residents and Carrie.
McCarthy Stone (& Carrie) are now managing the sale of Mum's flat and I hope to be able to post another glowing review about that very soon ...

The development was clearly well built and offered very comfortable accommodation at an affordable price.
Sales Consultant Bobby Juttla was extremely enthusiastic about the apartment that I was purchasing, and was very helpful in answering all my queries up to Completion and beyond.

August 2024 my Dad purchased a 1 bedroom apartment at Williams Place Harwell. From the onset the staff were amazing, kind and thoughtful in every way, nothing was ever too much trouble. I knew that when I was away someone was there to keep a watchful eye on Dad, his laundry, cleaning etc would be kept up to date. He so enjoyed on a sunny day sitting on his balcony taking in the views and waving to the passer byers. Sadly my Dad passed away August 2026. Even though he only lived there for 2 years he was extremely content, felt safe and was very happy. The last 10 days of my Dads life the care and compassion showed by the staff, not only to my Dad but to the family was considerable. He very much welcomed the visits and always like a little joke with "The lovely ladies" The manager Nina runs Williams Place to a very high standard and is respected well by her staff.
Thank you all at Williams Place.
