Lambeath is 50% better with services if your estate or home is in ruins; don't depend on Peabody .
Waste of time slow at everthing and the don't care, wish you all the best for a happy healthy life with Peabody.
Peabody is our fourth Housing Assosaition and by far the worst we come across.
For the second year in a row Peabody claims that we have ‘underpaid’ the actual service charge cost despite us bringing up issues such as the Garden and community cleaners are not on site for the four hours weekly we are being charged for.
Nonetheless, this year they calculated that we owe then over £600 bearing in mind the we already pay more than double in service chargers since Peabody took over.
As residents we asked for a full breakdown and summary of cost of the ‘alleged’ underpayment as under Section 21 of the above act, Peabody has a legal obligation to supply a summary of relevant costs when requested by leaseholders.
After several emails to the Service Charge Manager Mr Fawcett we were promised the summary on 17 October 2025. Since then all our emails have been ignored and despite the involvement of our MP Peabody has yet to provide the legally required documentation.
Yesterday we all received letters threating of legal action if this amount was not paid.
Given that Peabody has not complied with its statutory obligations, I must question the legality and appropriateness of issuing a payment demand and threatening legal action at this stage.
We as leaseholder have rights that Peabody has completely ignored and failure to do so is a criminal offense.
We are to this date still waiting for a summary for the alleged underpayments that we requested under Section 21 of the Landlord and Tenant Act which Peabody need to provide within one month.
We already have our MP involved who has been taking this seriously and we are also going to the Ombudsman as writing to Peabody has been proven to be little help.
I would have thought that after all these horrific reviews and being caught with poor customer service with the Ombudsman on multiple occasions that their poor practices would somehow improve . However , even adhering to a lawful practice seems to be challenging for Peabody !

The customer service agent was so insensitive and condescending. I’ve had ongoing repair issues since I moved in. Peabody need an overhaul of their systems, teams and executive managers because what on earth. 9 months of waiting is far too long

Poor reviews on here reflect my deep concern on PB service charges and excessive charges for maintenance works . PB took over from our smaller HAssoc Catalyst and have hiked service charges by 100% in 3years with no justification for a low maintenance 1995 built brick and tile low rise block.
Been trying to speak with my Neighbourhood Manger for over a week
Rgarding issues that are hazardous to my health.
Have called three times.

The worst housing association ever dealt with as a leaseholder. We sold our flat in Aug 2024, all costs settled on completion but they keep sending us demands for payments of service charges to our address (now £1277 after 18 months!). We complained, written to the CEO, contacted them by emails to various individuals, provided them with details of the new owners - nothing, demands for payments keep coming. Now threatening to take us to court? The lack of professionalism is off the scale!

Haven't heard a thing, which isn't unusual for Peabody because they do not care about anything other than money. Worst landlord ever. If you think they care, they absolutely do not! If I could use expletives i would.

Reported a leak in the foyer, did nothing… two weeks entire ceiling collapsed. On hold for hours. Crooks.

Peabody needs to read facebook reviews about them and maybe ask who ever runs it to get with the times when u can leave disabled people over a week with out a shower and leave subsidence for over 8 years thats says it all i think you also need to think sbout who u give cintracts to because waits is letting u down .....as lojg as u get rent thats all that matters

I have had no contact from the complaints department since tail end of last year, and they only happend to do so when my MP got involved.
Everything they said they would do they have not done so, including paying compensation they owe.
I had phoned complaints advisor (option 7) and told my case handler "is out of the office" or "in a meeting, and will get back in 5 days", that was over 1 month ago. I have never formally been introduced to my stage 1 case lead, I had to push for the surname which they initially refused to give me, because "data protection", i was made aware my case is now at stage 2, still never had no discussion at stage 1. First time I have heard this happening and HOS said the same thing.
I feel that my case handler (the current complaints team manager) is in full avoidance and ignore mode with me, for reasons only known to them.
This is not the first time of the "avoid and ignore game" with Peabody. I had policy contourted against me to justify not opening a previous case, they thought the'd get away with it until housing ombudman got in contact with them challenging them on it.
Within few weeks Peabpdy opened it, intially giving me the incomplete cas ref a shortened version.
When the case handler finished their investigation, I was left feeling gaslighted and deflated by their stage 2 final response, and insulted with compensation of below £50.
My pleads to tell them (with evidence) "serious failings may have taken place" it was all in vain.
I took case back to HOS and 1 year later "maladmistration" was found against Peabody, and compensation was fairly increased. Imagine if i had given up?
I had emailed Peabody customer service for updates I was ignored, was over 6 weeks ago. No response, no explanation so there is no point for Amy, Mo or Yilka, or A.i response telling me to contact to discuss my case, my MP and Housing Ombudman will be in contact if they have not already.
It is an urgent situation. You said it would take 5 working days.Totally inadequate response to someone in distress
