Peabody - improving everyday with our positive help!

Peabody are improving all the time & helping us with our car park issues & a new plan is in place which will stop non residents taking our spaces... Can't happen fast enough for us.
Peabody have great plans for our gardens with lots of changes happening. the manager from Peabody landscaping came to meet us and hear us. He also shared future plans & gave us something to look forward to. Sensitive to nature & wildlife our landscape manager is a wonderful soul.
Our homes may not be purchased by us but the freedom we have to make them our home is great.
People with medical issues are helped enormously with a great welfare team, benefits advice & financial advice. So much more than a landlord.

Peabody slum lord

They have gone even further down in my estimation. I still have no gas as peabody says its because I have no money on my meter. Considering, I pay with direct debit and edf says it is my landlord who is to blame. I have reported my repairs so, let's see how long they will take to get back to me. I am disabled and the person living with me is also disabled so, this is worrying.

Rude customer services & long wait times

Tried to call for a replacement fob for my flat for the building for 3 months, staff very unhelpful, long wait times and rude on the phone.

A Housing Of No Policies But holds The documents of Policy that is not meaningful.

Things are still going on with this Housing by name and they all seem to be so unconcerned of people's issues. They do not have any ounce of guilt in them. Are robots working for us? I cannot understand why this is happening as the more we complain about anti-socil behaviour caused by non tenants, the more we are experiencing things getting worse. It is because no one is doing their jobs. Only a posh office but we are suffering. They do not care, let it be elderly people, sick or even mentally ill people and young children even if they have their families etc, they must try to put themselves in our shoes and try to see why are most of their tenants so very frustrated with them and are throwing their frustration by being rude to them for not doing their jobs properly. If they do not want to respond, why sit at that job? Stop even lying about doing this and that, when and if, then your actions taken, can be reflected on those issues getting better rather than it becoming worse. I cannot understand why change the "Name from Catalyst to Peabody. As we were told that this "Peabody" was going to give us better standards of services etc but in no way it has proved to us of all that they promised us was fulfilled. The highest person who oversees all this should be the one to take the blame and put these things right and in order. What huge wages they must be taking home when the mentally ill and old and sickly genuine tenants are all suffering and they, rather support the corrupted ones as that is the easier job done. No strain on them because they chose to do that job knowing what it calls for but have chosen to take the easier one by showing they are doing something which appears to be nothing. The reason why they do not respond is because they do not want to hear such complaints, secondly, they cannot do anything. Like the Officer we met said mostly, they would try and that there is not much that they can do. That they cannot evict an old person who is subletting to non tenants. Why draw up Housing laws and make us sign agreements/contract etc? When only for certain people to follow but some are taking advantage of the system because they are given Housing Benefit to carry out such scams. There are other ways of tackling such issues but they do not even do that. We told them that they can call the old man and talk to him with a downgraded offer a smaller place instead of a two bedroom home for just a single man who brought along too many people who claim to be part of the family by word. They could offer him somewhere in the place he would prefer to stay instead of him letting it to others who are misusing the Housing facilities. By their activities that is going on there and that is causing wear and tear to the property by the very alarming heavy sounds causing annoyance and disturbances to other tenants. I wish God makes someone open up their eyes and conscience with that remorse of guilt and shame of how long this corruption has been going on and to say that they must put a stop to all this.

The worst housing association i have…

The worst housing association i have ever dealt with. Your staff hang up calls on vulnerable adults instead of assisting that further trumatise tenant that are victim of discrimination and rascim.

Everything is wrong with this company

Everything is wrong with this company? Never been able to dealing with repair or issues if if the deal with repair the tried to repair with low cost and low materials products which effectively effect the tenant and every year they tried to up the rent with doing nothing on the property or improving the property

gang of West African Boys

Since 2022 gang of West African Boys, all of them wearing Black Sporty Clothes, Smoking Hash, Drinking Alcahol, causing nuisance and trying to injure me and my neighbours. Me and my neighbours made lots of complaints to Police and Peabody Trust Housing Association but they do not do their duties.

Had a new floor laid and fitted the…

Had a new floor laid and fitted the floor is worse than it was when they started then they have started. I have asked for a surveyor to come and check on the contract as well to be told no the contractor said it's fine when it is a health and safety matter because there is two disabled people in the house and there is a difference on the floor of mill floor already had a hole in it from when they laid it and also there is a slit in one of the corners

Awful

If there was an option to click no stars I would! My communal door for my building has been broken for almost 2 years the intercom is broke and the door is open for anyone to walk in making it unsafe and because of this my son's bike was stolen early hours of the morning yesterday! I called again like I have a million times and they said someone would be out yesterday afternoon and noone came! Not only that we have had a leak in our building for years so everytime it rains it rains in our building it will take someone to slip and break their neck before this gets fixed! Anytime I have arranged for a repair and waited in noone has turned up there is now scaffolding being put up and we have been given the wrong information regarding parking etc it's an absolute joke!

We really need Peabody to look after us in a proper way

Is been many changes of the services and it takes long to action. I am not really happy at the moment with the service at all. We really lost our life because the lack of pay attention to my enquiry so, at the moment I am sad with the service

I am exasperated with Peabody

I am exasperated with Peabody. Don’t finish jobs, don’t pay compensation as promised or acknowledge they are dealing with your complaint, (2 years and waiting) even when you send paperwork which is signed for . (So I know they have it)Can’t speak directly with Area Managers who seemingly refuse to hold residents meetings. Must rank amongst the worst Housing Associations in the UK and looking at Trustpilot replies from Peabody….all they ask is that you then call their normal telephone line and once again with your trustpilot issue and then you are back to the same system again with no answers or resolution.

Where do I start?

I'm leaving this review because I was prompted to by an automated email, after reaching out to Peabody to ask about how to switch over my bank details. Well, they haven't responded yet, so they haven't done very well so far.

It was strange that I even had to contact them in the first place. The usual approach for changing bank details is to log in to your account and update them. But the only details that I was able to update on my account were my name, email address, phone number and _date of birth_! Why would you make it possible for me to update my date of birth, but not my bank details, Peabody?

So then I go to their contact page, to ask them where I can update my details. None of the options listed are close to what I need, so I went with "Make a suggestion". So that's not a great experience either. I've had to contact them on a number of occasions, but because their triage buckets are so rigid, if I've ever had a more nuanced question to ask, it's always been a pain to get through to the right place.

I don't think I've met anyone who had anything positive to say about this company. And that started before I even moved in to my property. The estate agent seemed somewhat reluctant to sell us the flat, mentioning that Peabody (then, Family Mosaic) managed it, and that it wasn't a point in its favour. Later, I was investigating the possibility of installing fibre optic at the flat and called around a technician. He said it looked like a simple job, but of course it would require liaising with the management company. When I said it was Peabody, his response was very, "Oh well then, don't hold your breath", as if it was well-known that Peabody was not very responsive.

Do you remember that instance back in 2022 when it turned out that Peabody hadn't realised for _two-and-a-half years_ that one of their residents had died, despite the neighbours informing them of the situation? Well, off the back of that, I've personally coined "the Peabody" as the unit of time it takes for them to react to an urgent situation. It has currently been two-and-a-half Peabodys since I first mentioned to them that the cyclical repairs on the windows in my block of flats were due, and nothing's been done as of yet. All in all, an incredibly frustrating experience. I got some communication back in October last year that some action would begin taking place in March this year. I'm doubtful that Peabody will actually follow through with this, though. We'll see.

I think that's all I have to say. If anyone at Peabody takes issue with what i have said, then feel free to reach out.

Oh, but I will give a shout out to Jane, who was really helpful when I tried phoning up about the Windows. Sadly, all she could do was chase internally, and her limited influence meant that the issue I called about is still not resolved, but she was really sympathetic, and lovely to chat to.
