I had a very frustrating experience with this company and would not recommend their service.
The Home Report produced for my property contained inaccurate and misleading information, including a Category 3 (urgent repair) for an issue that was not properly investigated. The surveyor based this on assumptions rather than confirmed facts, and even after I provided written confirmation from the property management company that the issue had been identified and resolved, they refused to amend the report.
Instead of taking responsibility, they placed the burden on me to obtain highly specific technical confirmations, which should have been part of their own due diligence before issuing such a serious rating.
The valuation itself also does not reflect key aspects of the property such as size, layout, and overall condition. Multiple local estate agents gave significantly higher and more realistic valuations based on the current market, yet this was dismissed without proper consideration.
Overall, the service felt rigid, unhelpful, and lacking practical understanding of the market. There was no willingness to fairly review the evidence provided, and the approach taken was defensive rather than professional.
A Home Report is a critical document when selling a property, and in this case, I believe it was not an accurate reflection of reality, which has had a negative impact on my ability to proceed with the sale.
Very disappointing experience.
